Square Meters to Square Feet

Multiply by 10.7639. A 75 m² flat is 807 sq ft. A 150 m² house is 1,615 sq ft. If you only ever remember one thing about this conversion, make it that a square meter is a bit more than ten and a half square feet, not ten.

The ten-times shortcut, and what it costs

Mentally multiplying by 10 is fast and it is wrong by 7.6%. On a small apartment that is a rounding error you would never notice. On a 200 m² house it is 153 sq ft — an entire bedroom’s worth of floor that either exists or does not, depending on which number you trusted.

Where this bites hardest is comparison shopping across markets. A listing quoted at 90 m² and another at 1,000 sq ft look close if you multiply by 10; the metric one is actually 969 sq ft, so they genuinely are close. Use 10.76 and the comparison holds up. Use 10 and you will systematically undervalue every metric property you look at.

Carpet area, built-up area, and which one you were given

Indian and European listings often quote metric figures for different things: carpet area is the floor you can walk on, built-up area adds the walls, super built-up adds a share of the common space. Converting the number is arithmetic. Knowing which of the three you were handed is the part that decides whether the comparison means anything.
