Pick the region, because the answer changes with it. Five katha is 3,600 sq ft in West Bengal, 6,805 sq ft in Bihar, and 14,400 sq ft in Assam — the same words describing three very different plots.
What a katha buys you
In West Bengal, at 720 sq ft, a katha is roughly the footprint of a small house. Kolkata plots are commonly two to four katha, which is 1,440 to 2,880 sq ft — enough for a narrow multi-storey build on a standard urban lot.
In Bihar the unit is nearly twice the size, so a two-katha plot in Patna at 2,722 sq ft is a considerably more substantial piece of land than a two-katha plot in Kolkata. Prices per katha across the two cities are not remotely comparable numbers.
Checking a listing that quotes both
Plenty of listings now give katha and square feet together, and the pair is worth a moment’s arithmetic. If a Kolkata listing says 3 katha and 2,400 sq ft, that is close but not right — 3 Bengal katha is 2,160 sq ft. Small mismatches usually come from an agent applying a rounded 800 sq ft per katha rather than 720.
Larger mismatches usually mean somebody applied the wrong state’s figure. As always, the area in the registered deed is the one that counts.
