The katha is a slice of the local bigha
That is the key to remembering all of these at once. Across most of the north and east, one bigha is twenty katha — so the Bengal bigha of 14,400 sq ft gives a katha of 720, and the Bihar bigha of 27,220 gives 1,361.
Assam breaks the pattern: there, a bigha is five katha rather than twenty, which is why the Assamese katha is 2,880 sq ft and much larger than its neighbours. If you carry one rule across the border, that is the one that will catch you out.
Where the unit is used
Katha is the everyday unit for residential plots across West Bengal, Bihar, Jharkhand and Assam, in a way bigha is not — bigha tends to describe farmland, katha the plot you build a house on. Listings in Patna, Ranchi and much of suburban Kolkata are routinely quoted in katha, often to one decimal place.
The sub-unit below it is the chatak, at one-sixteenth of a katha, still common in older Kolkata deeds. Convert everything to square feet before comparing two plots, particularly if they are in different states.
